1. Overview

Welcome to Shore Safe Property Management (also doing business as Shore Safe Properties) (“Shore Safe,” “we,” “us,” “our”). By accessing or using our website and services, you agree to these Terms & Conditions. If you do not agree, please do not use the website.

2. Booking Requests, Approval, and Final Pricing

Any reservation initiated through this website is treated as a booking request unless and until it is approved by a Shore Safe Property Manager.

• No booking, rate, discount, fee, or total price is final until confirmed by Shore Safe management.
• Calendar availability is synced across channels; however, final confirmation is subject to review.
• We reserve the right to approve, deny, modify, or cancel booking requests, including to correct errors, address conflicts, or comply with property rules.

3. Payments

If a payment is collected prior to manager approval, it does not guarantee final booking acceptance. If a reservation is not approved, Shore Safe will process the appropriate refund or adjustment consistent with payment processor policies.

4. Guest Eligibility

Guests may be required to meet minimum age requirements, provide identification, and comply with property rules and local ordinances. Certain properties may require a minimum age (commonly 25+ or 28+) and may enforce additional terms.

5. House Rules and Conduct

Guests agree to follow the specific rules for the selected property, including occupancy limits, parking rules, noise policies, pet restrictions, smoking policies, and local laws. Violations may result in removal, forfeiture of payments, and additional fees.

6. Cancellations & Refunds

Cancellation and refund terms may vary by property, season, and booking channel. The applicable cancellation policy will be presented during booking or in written confirmation.

7. Website Content and Errors

We strive for accuracy, but the website may contain errors or outdated information, including pricing, availability, descriptions, amenities, photos, or policies. Shore Safe reserves the right to correct errors and update information at any time.

8. Reviews and User Content

Guests may have the ability to post reviews or other content. By submitting content, you represent it is accurate and lawful, and you grant Shore Safe the right to display it on our platform. Shore Safe may remove content that violates policies or is inappropriate.

9. Owner Portal

Owners may be provided access to an Owner Portal. Owners are responsible for maintaining the confidentiality of login credentials. Documents uploaded through the portal are intended for operational and accounting purposes. Shore Safe may retain records for compliance.

10. Third-Party / Affiliate Sites

Our website may link to or display information from third-party or affiliate sites (e.g., Airbnb, VRBO, channel managers, payment processors). Shore Safe is not responsible for third-party terms, outages, or errors.

11. Limitation of Liability

To the maximum extent permitted by law, Shore Safe will not be liable for indirect, incidental, special, or consequential damages arising out of your use of the website or services.
